Between the August 31 move-out and the September 1 move-in there's a window measured in hours — and whatever the old tenant left is standing between you and the new lease. We clear left-behinds unit by unit, scheduled as a block, on one invoice, with a photo of every empty unit. Whole units run $325–$985 by truck fill, single pieces from $75, same flat rates as any quiet week. Reserve September blocks by August 25.
Send the unit list — we'll price and schedule the block
Upload Photos & Get Quotes →If you run units in this city, September 1 is your Super Bowl and your worst day: most leases end August 31, the new tenants arrive the next morning, and every unit has to go from occupied to move-in ready overnight. Your maintenance crew is stretched across paint, locks and punch lists. The old tenants' leftovers — the futon nobody wanted to carry, the mattress Massachusetts won't let anyone put in the trash, the "we'll come get it" boxes — are the one job that can't wait and shouldn't be theirs.
That's the slice we take: the hauling, unit by unit, on your list's order, so the skilled work happens on schedule and the incoming tenant walks into an empty apartment.
Addresses, unit numbers, and photos of what you know is in each. We price every unit flat, up front.
Crews pre-committed to your list, worked in your order between the out and the in. Keys via lockbox, super, or your office — your call.
Each unit photographed empty as it's finished. The block lands on one itemized invoice to the property.
| The unit's condition | Flat price |
|---|---|
| A few left-behinds — single pieces | from $75 (sofa $170, mattress $111–$154, dresser $169) |
| Mixed pile — small / medium / large | $110 / $174 / $280 |
| Lightly left-behind unit — quarter truck | $325 |
| Partly furnished unit — half truck | $580 |
| Fully furnished abandonment — full truck | $985 |
| Larger units | Multiple trucks at the same flat per-truck rate |
$75 minimum per stop. Carry-out down any stairs, disposal, donation routing, per-unit photos and the COI are all included. Prices during turnover week are identical to February's — no September surcharge; the only scarce thing is the calendar, so reserve blocks by August 25.
Independent landlords with a triple-decker or three in Dorchester, Brighton or Somerville — book unit by unit, or a small block for the flip. Property managers running dozens of doors across the student belt — standing block reservations for turnover week, one invoice per property. Student-housing offices — end-of-lease clears across a building or a scattered portfolio, scheduled before the wave lands. Brokers and leasing agents — a unit that shows empty rents faster; off-season we make a left-behind unit showable on 24 hours' notice.
"Nine units, all turning over Sept 1. Reserved the block in mid-August, crews worked my list in order, and I had photos of nine empty apartments by the evening of the 2nd. One invoice."
"Tenant abandoned a fully furnished unit in July. Photo Monday, cleared Tuesday, showable Wednesday, leased that weekend. The vacancy math pays for the clear many times over."
"The receipts and unit photos have settled two deposit disputes for me without an argument. That documentation alone is worth it."
